Audit findings
- Three mirrored wet-room types serve all six homes per upper floor.
- Move A-1 / B-1 entries down the loggia to clear a rectangular courtyard kitchen; retain 6 × 6 ft vestibules and coat storage.
- Keep the existing 5-ft connected loggias and 10 × 18 ft stairs; no circulation reduction booked.
- Ground floor remains unfitted, with no rental income. Show service reservations for later coordination.
Cost effect uses starting assumptions: open deck $100/sf, 20% soft costs and 8% contingency. Enclosed area, unit areas, rents and unit counts are unchanged. These drawings do not establish legal bedroom status, final island / fixture clearances, accessibility, egress or structural / MEP approval. Earlier full-room sketches must be reconciled with the revised wet zones.
