Audit findings
- Existing ground-floor kitchens and bathrooms now define the upper-floor stack coordinates.
- A2a allows different bathroom fixtures inside one vertically aligned bay; B2b and C1 reserve ground-level service space under upper powder rooms.
- Remove 107.7 sf of unused B/C elbow deck per level. Keep all unit areas, entrances, stair footprints and street/wing dimensions.
- B2a / C2b now have courtyard island-kitchen reservations and separate coat entries. Their full bedroom layouts and ground-lobby riser routes still need fitting.
Cost effect uses starting assumptions: open deck $100/sf, 20% soft costs and 8% contingency. Enclosed area, unit areas, rents and unit counts are unchanged. These drawings do not establish legal bedroom status, final island / fixture clearances, accessibility, egress or structural / MEP approval. Earlier full-room sketches must be reconciled with the revised wet zones.
